While revenue expectations appear largely predictable, Wall Street is watching closely to determine whether the real estate technology company can deliver meaningful improvements in margins and move closer to profitability.
The stock ended Monday’s trading session slightly higher, gaining 0.4% after suffering a difficult previous week that saw shares decline 14.8% through July 24. Trading volume reached 34.6 million shares, below the stock’s longer-term average, suggesting investors are waiting for clearer signals before making significant moves.
Opendoor is scheduled to release its Q2 earnings after the market closes on August 4. The report is expected to provide insight into whether management’s recent claims of operational improvements are translating into stronger financial performance.
Earnings Focus Shifts To Margins
Analysts are not expecting major surprises from Opendoor’s revenue figures. The company previously guided toward approximately $900 million in second-quarter revenue, representing around 25% sequential growth from the $720 million reported in Q1. Current market expectations sit near $900.9 million, making revenue performance largely aligned with existing forecasts.

Instead, investor attention is moving toward contribution margin and adjusted EBITDA, two key indicators of whether Opendoor’s business model is becoming more efficient.
In the first quarter, Opendoor recorded a 4.4% contribution margin and a negative $31 million adjusted EBITDA. For Q2, management is targeting improvement toward roughly a 6% contribution margin and a near break-even adjusted EBITDA figure.
Achieving those targets would represent a significant step forward, with contribution profit potentially rising from $32 million in Q1 to approximately $54 million. However, investors are likely to judge the company less on sales growth and more on its ability to convert transactions into sustainable profits.
Housing Market Creates Pressure
Opendoor’s recovery efforts are taking place against a challenging housing backdrop. Mortgage rates have remained elevated, with the average 30-year U.S. mortgage rate recently climbing to 6.58%, its highest level in nearly a year. At the same time, pending home sales declined 5.4% in June as affordability concerns continued limiting buyer activity.
A weaker housing environment could create additional difficulties for Opendoor by extending the time properties remain on its platform and increasing the possibility of price reductions.
The company’s inventory levels have also become a key factor for investors. During Q1, Opendoor purchased more homes than it sold, causing inventory to rise to $1.14 billion from $925 million at the end of the previous year. However, management has pointed to improvements in inventory management, noting that the percentage of homes sitting on the platform for more than 120 days dropped significantly from 33% to 10%.
Turnaround Faces Market Test
Chief Executive Kaz Nejatian previously highlighted improvements in Opendoor’s operations, including faster home resales, stronger margins, and better acquisition performance. The upcoming earnings report will determine whether those improvements can continue as the company increases transaction volumes.
Despite optimism surrounding a possible recovery, some analysts remain cautious. KBW analyst Ryan Tomasello maintained an Underperform rating on Opendoor while raising his price target to $2.65, still below the company’s recent trading level.
The broader market environment could also influence investor sentiment. The Federal Reserve’s upcoming policy meeting may impact housing-related stocks, particularly if interest rate expectations shift.
