KB Home (KBH) stock fell about 2% in after-hours trading Tuesday even though the homebuilder reported fiscal third-quarter results above Wall Street expectations. The stock initially moved higher before reversing as investors focused on weaker margin guidance.
KB Home earned $1.05 per share on roughly $1.3 billion in revenue. Analysts had expected about $0.89 per share on similar revenue, making the headline results stronger than forecast.
Housing gross profit margin reached 16.5%, above the 16.2% expected by analysts. Management said the improvement partly reflected a return to its built-to-order model.

That strategy involves starting more homes after a customer has signed a contract instead of building speculative inventory first. About three-quarters of KB Home’s third-quarter deliveries were built to order.
Margin Guidance Overshadows Earnings Beat
The problem for investors was the outlook. KB Home expects fourth-quarter housing gross margin between 16% and 16.6%, below the roughly 17.2% Wall Street had been looking for.
The company also cut its full-year gross margin guidance to between 16% and 16.2%. That compares with its previous forecast of 16.1% to 16.5%. KB Home’s earlier second-quarter guidance had called for full-year margins in that higher range.
Management blamed part of the pressure on slower sales in Southern California. That means fewer higher-priced homes from the region are now expected to close during the fourth quarter.
Housing revenues fell 20% year over year to $1.29 billion, while deliveries dropped 19% to 2,732 homes. Net orders declined 12%, showing that demand remains weak despite the earnings beat.
High Mortgage Rates Remain the Main Risk
KB Home executives said higher mortgage rates are continuing to pressure affordability and make buyers more cautious. U.S. homebuilder sentiment also fell to a 12-month low in September as financing costs and weaker demand weighed on the sector.
Resale inventory has also increased, giving potential buyers more alternatives to new construction. At the same time, management pointed to rising fuel, tariff and general inflation costs heading into the fourth quarter.
The built-to-order strategy may help protect margins better than speculative building because homes are more closely matched with buyers before construction begins. Still, that advantage cannot fully offset weak affordability and slower demand.
The investor caveat is that KB Home remains highly exposed to mortgage rates and regional housing conditions. If rates stay high or buyer caution worsens, the company could face further pressure on volumes, incentives and margins.
For now, the market is looking past the earnings beat and focusing on the softer outlook. KB Home’s next challenge is proving that its built-to-order model can defend profitability through a difficult housing environment.
